Optimum Real Estate 'move in' on NI estate agencies
An internet-based estate agency for Northern Ireland homeowners is currently offering flat-rate fees, promising savings for people selling their home.
In 2004, sellers paid an estimated £28 million in fees to traditional estate agents in a single year, according to Trevor Patterson, the head of an internet-based business trying to muscle in on the market.
Promising substantial savings the web-based Optimum Real Estate, set up by Mr Patterson, offers sellers fixed price packages - Basic at £199 & Standard at £359.
Trevor said: "I do not know why conventional estate agents charge so much. Estate agents are very important to the whole selling operation. However, there is only a certain cost to what we do - mostly to do with training and advertising.
"Why should it cost more to sell a more expensive property? It remains largely a fixed cost for each property. I fail to understand why conventional estate agency fees are based on the price of the property, and rise as the price of the property rises."
He said: "Do conventional estate agents treat more expensive properties differently in some way? If so, are less expensive properties losing out?"

Almost 500 jobs are now under threat after Lloyds Banking Group confirmed it is to sell the Halifax estate agency part of HBOS. A fast-growing NI estate agent has hit out at the Stormont administration for its failure to fully protect the public from unlicensed Estate Agents/Property Managers. Sonia Millar, of CSM Estate Agents in south Belfast said: "I am disappointed that the Government has not legislated for all property professionals to be licensed.
