Property management businesses look after residential or commercial property on behalf of landlords, owners, freeholders or investors. For rented homes, their work can include advertising vacancies, arranging viewings, checking references, preparing tenancy agreements, collecting rent and handling routine communication between tenants and owners. Some manage the property throughout a tenancy, while others provide only selected services. A property manager may arrange inspections, coordinate repairs and maintenance, respond to reported problems and keep records of work carried out. They can also help landlords organise safety checks and other legal requirements, although responsibility for meeting those requirements generally remains with the property owner. For blocks of flats or commercial buildings, management may include arranging cleaning, gardening, security and repairs to shared areas, as well as administering service charges, budgets and contractor agreements.
